The Anderson County Delinquent Property Tax Sale will be held Monday, October 17, 2022 at the Civic Center of Anderson, 3027 Martin Luther King Jr. Blvd.
Anderson County property owners who have past due or unpaid taxes on their property, have until 5 pm, Friday, October 14 to pay the delinquent taxes on their property. After that it will be sold at public auction to the highest bidder on Monday, Oct. 17. Both real estate and mobile homes will be auctioned on this date.
On the day of the tax sale, no delinquent tax payments will be accepted at the sale, at the treasurer’s office or by online payment. (Defaulting taxpayers will have the opportunity to redeem items beginning at 9 a.m. Tuesday, November 8 at the Anderson County treasurer’s office at 401 River St.).
Properties throughout the county, including the municipalities, with delinquent 2021 tax payments, (and older), are being advertised Oct. 12 for the last time before the sale in The Journal, Belton Honea Path News Chronicle and Anderson Independent. The listings will not be available from the Anderson County Treasurer’s office.
There are links on the County Treasurer’s office website to view the Tax Sale Information Sheet, the Tax Sale Bidder Letter, Bidder Registration and Property Map which allows research of all tax sale parcels and mobile homes. An interactive spreadsheet of the 2022 newspaper ad is also available online.
Civic Center doors will open at 8 a.m. on Oct. 17. Registration for bidders also begins at 8 a.m. Bidding starts at 9 a.m. Bidders are encouraged to take advantage of the pre-registration option.
Masks, gloves, sanitizer and all other Personal Protective Equipment are the responsibility of the bidder. No PPE items will be provided on site.
Writing instruments such as pens, pencils, highlighters and markers are also the responsibility of the bidder.
An on-site concession stand will be open during the tax sale. No outside food or beverages are allowed.
In an effort to expedite the bidder registration process, the Anderson County Treasurer’s Office is encouraging participants to pre-register online. Bidders can go to the County website at www.andersoncountysc.org and select the link “Bidder Registration”.
All sales are final and no refunds will be issued. All property is sold “as is, where is.”
Each opening bid consists of all delinquent tax, penalties and fees due to Anderson County and/or municipalities, plus the current 2021 tax amount and the expense of the tax sale. Purchaser will be required to pay $15 for deed plus documentary stamps and recording fees, if not redeemed. Terms are: cash at time of sale.
All purchases must be paid in full on the day of the tax sale. You may pay in cash or with debit or credit card (with card limit verification prior to transaction). Once tax sale purchases are complete, an invoice will be issued and bidders must go to a local bank, secure cash or cashier’s check and return to the auction to settle any balance. All purchases must be paid in full on the day of the tax sale. No personal checks will be accepted for payments.
Successful bidders cannot take possession of the property until a one year redemption period has expired and a tax deed is issued from Anderson County, or a bill of sale/right of possession document in the case of a mobile home.
The purchase of a parcel of land that contains a separately taxed mobile home does not include the mobile home.
In the case of an owner having multiple delinquent properties, only sufficient property will be sold to satisfy the total amount due.
Items offered but not purchased will be available from the Anderson County Treasurer’s Office.
