Although not officially announced by the company, Tractor Supply Company has begun the permitting process required to begin construction on a new building in Williamston.
Tractor Supply serves a niche market of farmers, horse owners, ranchers, part-time and hobby farmers, and suburban and rural homeowners, as well as contractors and tradesmen.
The farm supply business will be located on newly annexed property adjacent to property annexed by Pelzer several years ago
In March, Williamston Town Council approved the annexation of approximately 57 acres located adjacent to the Goodwill property and between Hwy. 20 and Courtney Street. The annexation brought the entire parcel into the town and changed the zoning from agriculture to office/commercial. The annexation also allows Williamston to supply water and other services.
Talking to Council by phone during a work session in February, a representative of Baseline Development provided some information about the new business and discussed requests being made to the town.
A standard zoning form was provided to the Town which included certain criteria required by the Tractor Supply which resulted in the need for several zoning variances from the town’s code requirements. The Town’s planning commission reviewed the variance requests and approved them.
One example is a town requirement of 110 parking spaces for the 21,930 square footage of the proposed business. The Baseline Development representative said development plans were for less parking spaces. Several other variance requests addressed merchandise displays and other things that would be allowed to be placed outside in front of the new business.
The property, identified as TMS 244-00-06-007. Following the annexation, the property was sold to Baseline Development for a new location for Tractor Supply in Williamston.
