Pelzer Planning Commission approves new “Courtney Park” subdivision

The Pelzer Planning Commission has given their approval to the proposed “Courtney Park” subdivision. A public hearing and vote on the new subdivision was held during their regular monthly meeting April 3.
Courtney Park will include 125 homes and 18 Town Homes with the town homes facing Courtney Street. The subdivision will be located on approximately 56.2 acres between Courtney Street and the old shopping center on Hwy. 20.
Pelzer Planning Commission Chair Laura Rainey said the project was approved with a 3-2 vote.
She said there were some concerns expressed about traffic and changing the “small town feel” of Pelzer. Rainey also said the property was purchased with the intent to develop it and it was annexed into the Town in 2022.
“The land is zoned for residential development and they meet all the set back requirements,” Rainey said.
The property is owned by Crown Development of Greenville. A builder has not been chosen but renderings of the type homes that will be in the subdivision were made available to the Planning Commission.
The development will include single story and two story homes and town homes ranging in size from 1400 sq. ft. to 2500 sq. ft. Selling prices for the homes will be determined by the market value at the time of completion, Rainey said.
The subdivision will have private streets constructed by the developer and public green space which could include walking trails, a dog park or other green space.
The Townhomes will face Courtney Street and there will be sidewalks, Rainey said.
She also said the SC Department of Transportation (SCDOT) will be conducting traffic studies to determine what needs the new subdivision will create.
