Multifamily Residential zoning now has guidelines for Group, Transitional and Supportive housing

Williamston Town Council recently approved first reading on several zoning changes regarding multifamily housing, group housing and transitional or supportive housing.
The Multifamily Residential District (MFR) is intended to accommodate high density residential development and a variety of housing types on small lots or in multi-household settings.
The following uses are permitted in the MFR zoning district: Duplex, townhouses, and apartments; Private garage for motor vehicles; Open parking area for two motor vehicles per dwelling unit, may be used for one commercial vehicle up to one ton in capacity per dwelling unit; Shed for storage or building or lot maintenance equipment; Private kennel for not more than three dogs or three cats, four months of age or older, with a minimum six-foot fence for exterior kennel; Private swimming pool, including deck, bathhouse or cabana, boat dock; Private garden greenhouse up to eight feet high; and Private tennis, outdoor recreation and picnic facilities.
There are some conditional uses and special exceptions in the ordinance. There are minimum lot sizes and setbacks.
A special exception is allowed for Group housing, Transitional or Supportive housing provided such facilities conform with any applicable requirements of the state, and provided plans for such facilities receive the written approval by the town’s contracted permitting agency and fire department prior to the issuance of any permits for construction and operation.
Group, Transitional or Supportive Housing has a minimum of 40,000 sq. ft.
Prohibited uses include Sexually oriented businesses, Cellular towers and Tattoo parlors.
Council also approved first reading on a change to the Office Commercial (OC) zoning ordinance. Office Commercial allows most commercial and service type businesses including funeral homes and care homes. The change excludes transitional or supportive housing in an OC zoned district.
